Philosophy

The philosophy of Fonds Maatschappelijk Vastgoed is that the financing of (semi) public sector real estate is structured so that the institution which sells and leases back the property keeps capital available for its social function and additionally has long term certainty about its housing costs. The focus of Fonds Maatschappelijk Vastgoed is on the healthcare, education and culture sector.

Based on this philosophy Fonds Maatschappelijk Vastgoed provides a platform where institutional equity , bank financing and (semi)public real estate are brought together. Institutional investors are offered a long-term, secure and indexed income stream backed by a long-term rental agreement. Fonds Maatschappelijk Vastgoed aims at matching the funding and interest period with the term of the lease whenever possible. In this way interest rate and refinancing risks are reduced to a minimum.

Investments in (semi)public real estate are each placed in a separate investment vehicles, which creates a direct link between the social institution, the provider of capital and the financing bank for the long-term. Fonds Maatschappelijk Vastgoed functions as a platform that provides, maintains and coordinates these relationships.
